Caroline Claydon

Started out with simple buy-to-lets and social housing, quickly progressing to HMO’s across a number of locations including a mixture of professionals, holiday lets and student tenants. In the middle of a global pandemic we opened an 11 bed Boutique Smart Guesthouse/ Hotel. We continue to add buy-to-lets and are currently negotiating on securing a warehouse.

One of the UK's top property investors who has trained hundreds of thousands of people to buy income generating assets in the UK property market during the highs and lows of recessions.

Where I am from

Originally from Edinburgh and graduated from Aberdeen University in 1998, I worked in corporate recruitment, then set up my own international recruitment company in January 2007 for it to stop generating any money in 2008 due to the global recession.  That recession led to us accumulating a large sum of debt (£80,000) with no plan to recover from it.

How it all started

We invested in our property education in November 2008 and from there were buying on average 1 property per month. Within 12 months of starting to buy property properly we had created a secure monthly income and then 6 months later the horrible debt had been cleared. You really don't know what you don’t know!

What I love

I'm passionate about showing people there is a way to turn even the most dire situations into an opportunity by adjusting your mindset, surrounding yourself with people who are in a position you’d like to be in and to take action other people are not prepared to take.

I’m 51 years old, a professional property investor and currently live in a little village outside of Coventry. 


I was a Landlady before I became a Landlord. I used to run pubs, restaurants and nightclubs all over The Midlands, I was quite successful and doing quite well, but I did a lot of hours and sometimes worked 80 hour weeks and had to work Christmases, bank holidays etc.


I was cruising along, had a half decent house, okay car, I was doing okay. The switch to property wasn’t a conscious decision. I actually had an accident at work, which ended up with me having spinal surgery, which obviously put me in a pretty bad place for quite a long time. I knew mentally and physically that going back to doing the job I had been doing, with the requirement for the energy and the hours, wasn’t possible. So, I had to find something else.


I was watching daytime television while I was laid up with my injury and saw all the property shows, so I decided to get the education. Did webinars then the 3 Day Intensive event with PWS and took it from there, it was a MASSIVE gamechanger.


I had real urgency. Being taught to do multiple Buy-to-Lets, I knew I couldn’t get to my “security number/financially free number” quick enough, in the time I had as I couldn’t go back to work, it just wasn’t an option for me. So, I did one Buy-to-Let and then I felt I had to find something bigger. So on my mentorship I was looking for HMOs, found a building, and thought “that’s what I want to do down the line at some point, that will make great flats”. We ended up buying that building and turned it into 11 one-bed and studio apartments, which cashflowed just over £3,000 per month. This meant I never went back to my old job.


I now have a substantial, multi-million pound property portfolio based in Coventry and Warwickshire. It ranges from Buy-to-Lets to HMOs, but my favourite strategy is commercial to residential conversions, where we take commercial buildings and turn them into flats, and this has been the bulk of my portfolio over the last 6 years.

The way I would sum up my life now is, STRESS FREE. My old life was VERY stressful, running different businesses and having to be very hands on and involved, is a very different place to running a business passively where we’re more chilled out. We’re at a place now where we still invest on a constant basis, but, there’s not so much aggression, the deals come to me, I’ve had 2 granddaughters this year and life is very much more about them and being very relaxed.


My success today, I owe it all to the Property Wealth System. The education changed my life.

I’m originally from Sweden and moved to the UK back in 2005.


I used to work as a Catering Manager for a language school in Bournemouth where I live. I found myself being a single Mum in 2009 and after being a stay-at-home Mum for many years, I had to go back to work. It was a struggle, not only looking after the children but also working in a low paid job, I was always looking for a way to make extra money. 


I came across an ad that said “Learn to invest using other people’s money”, and I thought this was brilliant because I didn’t have any money. This took me to the PWS Kickstart Webinar, which then led me to the 3 Day Intensive training programme, with Caroline Claydon. Those 3 days were a life changing weekend in my life. I could actually see how me, a single Mum, could actually do this. I didn’t have a great credit score because I’d never used credit in the past, so I had to work on that. There were a few things to work on but I could really see how I could move forward with PWS’s system to create a better financial future for myself.

I did several Rent-to-Rent properties to create that income just to take the pressure off. After 10 months I bought my first Buy-to-Let property, using creative finance strategies such as Angel Investors and credit cards.


After the 3 Day Intensive course it took me 18 months to become financially free. As an example, one of my student properties brings in £1,700 per month and that’s just from one property. My property portfolio as a whole funds my lifestyle, travel, I’ve started playing golf - I can do things now that I’ve never done before. It’s a HUGE relief not having to chase money each month, and instead I can enjoy it.


Because of my property portfolio I’m completely financially independent. I don’t need to worry about working or where the money is going to come from, I can relax. Especially during the pandemic, what a difference it made to have that passive income in the background when other people were worried about money and their jobs, my properties did the work for me.
