Key Dates Announced
Royal Assent:27 October 2025
Initial reforms go live:1 May 2026
Early changes (mainly enforcement powers):From 27 December 2025
Section 21 cut-off:If a Section 21 notice is served before 1 May 2026, the claim must reach court by 31 July 2026 or it risks becoming void
Further phases:Late 2026 onward — landlord/agent register, PRS database, and the much later, the new Decent Homes Standard for the private rented sector
