A mentor is someone who has got experience built up over years, in the field that you’re looking to work in. 

So, a property mentor is somebody that has been there and done it in property. Not someone that’s just talking about it, there’s plenty of those out there, people who are just talking about it, but not actually doing it. A property mentor is someone who can show you the ropes and help you to get where you want to go.

So why do you need a property mentor? 

With COVID 19, BREXIT and an impending recession it has never been a more important time to educate yourself. 

With job security at the forefront of many peoples’ minds, having more than one source of income is vital.

A lot of new investors in property think that they need to do this all on their own. It’s very (very) important here that you open your mind to working with somebody who can help you get where you want to go quicker.

For me, the key benefits of working with a mentor are that they have knowledge and experience that you don’t have yet, they can help you to move a lot quicker, and they can provide help and support to you on your property journey.

Where a mentor can really help you, is by challenging you to get out of your comfort zone and go and take actions which at first may seem a little bit uncomfortable. So, for example, when we’re talking about raising money, it may not be a natural thing for you to do but working with a mentor who’s been there and done it and raised hundreds of thousands of pounds and can show you how to do it and can help and challenge you to get out there and talk to the right people and start raising money.

Another key benefit of working with a mentor is speed. I know that if I hadn’t worked with a mentor in the early stages of my property journey, I would not be where I am now. My mentor helped me to understand scalability and how to really ramp up my property investing, by using skills and techniques that he had learned over the years himself. This very much helped me to shortcut the process so that I didn’t have to go and learn everything from scratch. I could take the benefit of my mentor’s learning and I can implement that with him helping and supporting me. iI this way, I went from buying one house a year when I first started investing in property, to buying one house every month. As I then progressed through my own property career, I worked with other mentors to help me push through to different levels and to really increase my own comfort zone so that I could start taking actions in different areas.

Really importantly, a mentor can be your safety net. A mentor is there to stop you from making silly mistakes. If you have somebody at the end of a phone to check your numbers and make sure that your deal is good, it can give you huge confidence to go out there and get deals over the line.

I’ve worked personally with hundreds of students over the last 10 years, really helping them to see that light bulb moment when they really get it, and they understand how they can break free of all their past limitations and past thinking so they can go out there and be successful in property.

So, how do you find a mentor?

Mentors can be, possibly within your existing network, but most likely they’re not going to be. They’re going to be outside of your current network, so you have to go out there to find mentors yourself. Talk to people, find out who’s out there that could possibly be a mentor for you. Once you have found possible mentors, it’s really (really) important that you are confident they have done what they say they’ve done. So, you need to ask really (really) good questions find out about their own journey, their own portfolio and what they can do for you.

There’s no use working with a mentor who is doing big developments, if you’re looking to get your first buy to let property under your belt. Likewise, if you’re looking to move into commercial property, it’s not really any use working with a mentor who specializes in residential.

So, who should you avoid when thinking about getting a mentor? 

I would be questioning anybody that is offering advice for free. If their advice is free, how good is that advice? How much detail do they have? Why are they not charging for their time? After all, if you get something for free, how much do you value that? The answer is zero. A lot of students that I talk to, know somebody somewhere in their network that does property. This is really (really) important because you need to make sure that if you’re going to talk to somebody that you know who does property, what do they do in property? Are they doing what you want to do? Are they an amateur investor or are they really a professional investor? The difference being, an amateur investor normally maybe has one, two, maybe five properties, self manages, does everything themselves, and doesn’t use any of the key tools that you’re learning through this A-to-Z series.

A professional investor on the other hand does use all these tools. They network, they outsource and they’re growing their business much (much) quicker. Don’t listen to anybody who is not doing what you want to do and offering poor advice. I would advise that you get out there into a new network and find somebody who you don’t know, but whose behaviour you can model. If I’m mentoring somebody, I want them to model my behaviour and model my actions because I know that those work. 

A great mentor will be with you throughout your property career. I still talk to a lot of my mentors from my early days. They’re good friends of mine now: we talk and connect a lot about property, and you’ll find this as you go through your career too. A good mentor will be with you every step of the way and help and support you as you grow and develop your own business. One day you may choose to become a mentor yourself. I can absolutely say it’s one of the most rewarding and fulfilling aspects of my own business. I absolutely love getting out there with property investors and helping them to get deals over the line and really grow and develop their own property businesses.

So now it’s time to go out there, expand your network and go and find somebody who can be a mentor for you. But remember, find the right person. The wrong mentor can hold you back, the right mentor will help you to fly.
